Gym fit-out costs: what drives the budget

The three key things that drive a gym fit-out budget are: flooring, ventilation, and lighting/electrics. The cosmetic finishes are important, but in cost terms they can sit behind these three.

Flooring varies hugely in cost. Rubber flooring for free weights is a different specification to sprung studio flooring, and a floor that is too light for a free-weight zone is a common and costly mistake, because dropped weights will wreck it within months. Match the floor to what happens on it.

Ventilation is easy to underspend on because you can't see it in a render. A room full of people working hard needs far more fresh air than a normal commercial space, and members notice within weeks if it is wrong. Think smelly, too cold or too hot. Size the ventilation for exertion, not for office occupancy!

Lighting matters perhap the most, as it can create the perfect atmosphere for the gym and is also vital for userbility. We design the lighting scheme to be layered - background ambient lighting, task focussed lighting and feature lighting all form part of the overall scheme.
