A collection of six mews houses and a workspace & cafe on a constrained infill site in Walthamstow. The site, which has been owned and run as a timber yard since the early 1990’s by the same family, sits as a light industrial use within an otherwise residential area. This creates a number of  challenging neighbourly issues; of privacy, noise and overlooking. 

Our design works within these challenges to create the six 2-5 bedroom homes. As well as the cafe and workspace together with improved public realm and a shared surface access.

This project is low in both embodied carbon and energy-in-use. Built from cross laminated timber and wrapped in bricks made from recycled aggregates. Each home uses air source heat pumps and solar panels for energy and has green roofs.    The project also increases the biodiversity of the site, benefits the neighbours by reducing the current noise and disruption whilst creating a new greener outlook.
